Buying & Affordability

If one mortgage lender denied me, can another lender approve me?

Yes, potentially. Mortgage lenders can have different loan programs, underwriting guidelines and lender overlays. A denial from one lender does not automatically mean you cannot qualify for a home loan. If you've been turned down, find out why before giving up — a mortgage denial should come with an explanation, not the end of the conversation.

Common reasons Arizona homebuyers are denied

  • Credit score or recent credit issues
  • Debt-to-income ratio being too high
  • Self-employed or non-traditional income
  • Not enough documented funds to close
  • Bankruptcy or other past credit events
  • Property or appraisal issues
  • The lender simply not offering the right loan program

What a second look can uncover

Sometimes I can find another solution immediately. Sometimes the best answer is "Not yet — but here's exactly what we need to fix." That second answer is valuable too: it turns a dead end into a plan.

If you've been denied for a mortgage in Phoenix, Scottsdale, Maricopa County or elsewhere in Arizona, get a second or even third opinion before assuming homeownership is off the table. And Realtors: if another lender has turned down your buyer, send me the scenario. I'll dig into the file and look for options.

Related Questions

Does a mortgage denial hurt my credit?

The mortgage inquiry itself is typically counted as one credit inquiry, and applying with multiple mortgage lenders in a short shopping window is generally treated as a single inquiry for scoring purposes. The more important step is understanding why you were denied and addressing that specific issue.

Can I be denied for income that's too high but undocumented?

Yes — self-employed and business-owner borrowers are often denied because their tax returns don't reflect their actual cash flow. Bank-statement and other alternative-documentation programs may provide another way to qualify.
