When does refinancing make sense?

When a new structure supports a specific goal — a lower payment, a different term, improved cash flow, removing mortgage insurance or consolidating other obligations — and the costs of doing it are worth that goal over the time you plan to keep the home.

What is a cash-out refinance?

A cash-out refinance replaces your existing mortgage with a larger loan and returns the difference to you in cash, using your home equity. Loan-to-value limits, credit and income requirements apply and vary by program.

Can I use home equity to consolidate debt?
