Appraisals & Closing
What is UAD 3.6, and how will it change appraisals in Phoenix and Scottsdale?
UAD 3.6 is the new Uniform Appraisal Dataset created by Fannie Mae and Freddie Mac. Starting November 2, 2026, conventional appraisal reports submitted to UCDP must be in UAD 3.6 format. It replaces today's mostly free-form appraisal narrative with more structured, standardized data — and for homeowners, the biggest takeaway is: tell your lender early about anything unusual about your property.

Key dates to know
- November 2, 2026: UAD 3.6 becomes mandatory for new conventional appraisal submissions to UCDP.
- May 3, 2027: UAD 2.6 — the current format — is retired.
What actually changes
The legacy 1004/1073-style forms go away. Appraisals move to a dynamic Uniform Residential Appraisal Report (URAR) built around structured data. Appraisers will still inspect the property and form their own opinion of value — this is a data-format change, not a change to how value is determined.
Because the reports become more structured, lenders can see property characteristics more clearly. That's why I want my Phoenix and Scottsdale clients to tell me early about features like a casita or guest house, an accessory dwelling unit, unusual improvements, or anything else that makes the property atypical — before the appraisal is ordered, not after.
Does UAD 3.6 mean my home will appraise lower?
No. UAD 3.6 changes how appraisal data is reported, not how an appraiser determines value. The appraiser still inspects the property and forms an independent opinion of value. Preparation and early communication are the best ways to keep your transaction on track.
