Jumbo & Physician Loans

Can I buy a home before my new medical job starts in Arizona?

Potentially, yes. Physician mortgage programs may accept a fully executed employment offer letter as income documentation when you're relocating to start a new position — instead of requiring paystubs from a job you haven't started yet. This is one of the biggest advantages physician loans offer doctors moving to the Phoenix and Scottsdale area.

How the offer-letter option works

  • A fully executed employment offer letter may be accepted instead of current paystubs.
  • For W-2 employment, the start date may be up to 150 days after the note date, depending on the program.
  • For 1099 or contracted employment, the start date is generally required to be within 60 days, depending on the program.

Why this matters for Arizona relocations

Major employers across the Valley — including the Mayo Clinic, HonorHealth and Banner Health — regularly bring physicians in from out of state. Without this feature, a doctor would have to close on a home after starting the job, or rent in the meantime. With it, you can buy before day one.

What else to know

A minimum credit score of 680 and other program requirements still apply, and start-date rules vary by program and employment type. If you're relocating for a medical position in Phoenix, Scottsdale, Gilbert, Fountain Hills or elsewhere in Maricopa County, share your offer letter early so we can structure the timeline correctly.

Can I use a physician loan if I'm still in residency?

It depends on the program and your situation. Residency and fellowship considerations may apply, and some programs treat deferred student loans favorably in your debt-to-income calculation. It's worth a conversation before you assume you can't qualify.
